Zoning Enforcement
The Code Enforcement Office is also responsible for the handling of matters related to zoning, including:
- Zoning review for construction projects- survey and plans required
- Letters of Denial for variance
- Permits for signs
- Permits for sheds
- Permits for fences and retaining walls
- Expansion of driveways, residential and commercial

All application are reviewed by the Zoning Officer, Glen Turi. He can be reached at (201) 337-8111 x2022 or by email at zoningofficer@oakland-nj.org. The Zoning Officer is in on Tuesday and Thursday.
Zoning Fees:
Article X. Interpretation; Enforcement; Zoning Permits; Certificates of Occupancy; Fees
§ 59-107. Fees.

A. Zoning permit for nursing home, group home, day care facility or health care facility: $250.
B. Zoning permit for new construction of shopping centers or additions or alterations to shopping center property: $250.
C. Zoning permit for new industrial or commercial premises or additions or alteration to industrial or commercial properties: $250.
D. Zoning review and issuance of letter of denial for Board of Adjustment: $50.
E. Zoning permit for new residential structures, sheds or detached structures over 200 square feet in size, or additions or alterations to residential structures: $100.
F. Zoning permit for sheds or detached structures (less than 200 square feet): $50.
G. Zoning permit for swimming pools: $75.
H. Zoning permit for fences: $40.
I. Zoning review or permit for any type of use not specified above: $50.
J. Zoning review/permit for generators, AC condenser/units: $60.
K. Zoning permit for decks/patios: $60.
§ 59-63. Signs.
D. Fees. Every applicant, before being granted a sign permit, shall pay to the Zoning Enforcement Official the following fees per sign:
- (1) For a sign permitted in a residential zone under Subsection G: $75.
- (2) For a sign permitted in a business zone under Subsection H: $75.
- (3) For a sign permitted in an industrial, industrial office, industrial park or corporate office zone under Subsection I: $75.
- (4) For a sign permitted in a shopping center under Subsection J: $75.
- (5) For a sign permitted for a nursing home under Subsection K: $75.
- (6) For a sign permitted for a service station under Subsection L: $75.
- (7) For a temporary sign permitted under Subsection M: $25 together with a deposit of $50 to be returned if said sign is dismantled in accordance with the terms of the permit.
- (8) For any extension permitted under Subsection M, beyond the period of original grant, the rate of $5 for any thirty-day period or less. A maximum of two extensions may be granted.
